When your home is listed for the sale the following may very likely happen to you, just remember with the Single Tree R.E. Team you reach the finish line!

  • The date on the contract will most likely change, it is a guesstimate and subject to many variables (attorneys timetable)

Our Preparation for meeting you…

  1. Confirm your appointment via email.

  2. Research tax records to verify complete legal information, including annual tax bills and other property information.

  3. Research and review legal documents.

  4. Verify legal name(s) and owner(s) in county public property records.

  5. Research ownership, sales, and mortgage history of the property if available.

  6. Research school districts, shopping, transportation and employment options of the area.

  7. Obtain detailed information about the property to assist in analyzing it.

  8. Research homes currently on the market that buyers will be looking at in addition to yours.

  9. Research homes that have recently gone under contract for sale in your area.

  10. Research homes similar to your home that have recently sold.

  11. Perform detailed needs analysis to include reasons for your move, how quickly you need to move and address any immediate concerns.

  12. Discuss your purchase plans and determine how Single Tree R.E. Team can assist you in your next purchase (local new home construction, investment, or relocation) or if we can research and find a qualified agent to assist you in your new location.

  13. Obtain information that will help us prepare listing, advertising, and marketing materials. Questions will include:

    • What type of improvements have you done to your home in the past five years?

    • What other features of your home make it attractive to buyers?

    • What do you think the home is worth?

How we determine value…

  1. Analyze the number of months of inventory in your area and your neighborhood.

  2. Analyze the price and condition of the homes that were successful in selling.

  3. Analyze why other homes continue to stay on the market day after day.

  4. Analyze homes that expired (did not sell) and why they were not successful

  5. Consider price per square foot of your competition.

  6. Make calculated value adjustments between comparable sales and your home to best determine value.

  7. Review tax assessors value to determine if it’s accurate or if a tax protest would be beneficial.

  8. Identify which homes are your strongest competition.

  9. Call agents, if needed, to discuss activity on the comparable properties they have listed or recently sold in the area.

  10. Suggest a price that nets you the highest amount of money possible but not more than 5% above market value.

What to expect when we meet…

  1. Give you an educated overview of current market conditions, including national, your county and your neighborhood.

  2. Present statistical information compiled by the National Association of Realtors that discuss how buyers are finding homes, how many homes they typically look at before buying and features that are most (and least) appealing to buyers and explain how this pertains to our marketing plan to get your home sold.

  3. Discuss your competition and how you compare.

  4. Explain Open Houses, their probability of success, benefits and schedule as desired.

  5. Review recently pending or sold comparable properties.

  6. Explore a method of pricing your property to bring the most number of buyers to you in the shortest amount of time.

  7. Work cooperatively to determine a pricing strategy based on professional judgment and interpretation of current market conditions.

  8. Review pricing vs. showing graphs.

  9. Work cooperatively with you to strategically price your home so that it “shows up” on more internet searches.

  10. Obtain copies of floor plans, if available, and make available to agents via the Multiple Listing Service (MLS).

What happens after you agree to sign up with Single Tree R.E. Team…

  1. Prepare all listing documents, disclosures, and addendums for execution by all parties.

  2. If the property is rented, obtain all copies of all leases, verify rents, deposits and inform tenants of listing and how showings will be handled.

  3. Prepare showing instructions and agree on showing instructions that are acceptable to you.

  4. Identify homeowner’s association contact information and dues, if applicable.

  5. Complete a detailed checklist of the features and benefits of your home to be used for internet date entry and marketing.

  6. Obtain and verify accurate methods of contacting you.

  7. Obtain keys for the lockbox.

  8. Review and explain all clauses of the Listing Agreement and Addendums.

  9. Explain the use of the Seller’s Property Disclosure Statement you will be completing and how it will help you avoid devastating setbacks and preserve your legal rights.

  10. Ascertain need for a lead-based paint disclosure.

  11. Conduct a professional home consultation (if needed) to discuss constructive changes to your home to make it more appealing, to show exceptionally well and to help it yield the greatest possible price to an interested buyer.

  12. Provide you with home showing guidelines to help have the house prepared for appointments (i.e. lighting, soft music, etc.)

Now that you are a Single Tree R.E. Team client…

  1. Coordinate to take full color professional quality photographs of the exterior and interior of your home to be used on the internet, flyers, and other advertising.

  2. Create a quality Virtual Tour of your home.

  3. Order a Home Warranty, if you choose, to protect your home during the listing and escrow period and for a year after the sale to help reassure the buyer of the quality of your home.

  4. Install a Supra Lockbox that is electronically monitored and will allow buyers and their agents to view your home conveniently but does not compromise your home’s security.

The Marketing Begins (the first ten days) …

  1. Enter property date into the MLS.

  2. Proofread MLS database listing for accuracy and provide you a copy of the MLS display so you, too, can proof and request changes.

  3. Build an auto search for competing listings to keep you informed of the competition.

  4. Electronically submit your home listing info to the MLS for exposure to all active and real estate agents in the area.

  5. Immediately submit digital photos of the interior and exterior of your home to the MLS.

  6. Upload Virtual Tour to MLS.

  7. Prepare copies of Seller’s Disclosures and place in MLS to be available for buyers, these are to be included in a contract.

  8. Upload floorplan, if available, to the MLS.

  9. Provide you with signed copies of all signed documents including the Listing Agreement.

  10. Submit Home Warranty application for conveyance at time of sale (if applicable) to increase your marketability.

  11. Send emails to all interested registered buyers on our website looking to buy a home in your area with a flyer and any Open House information.

  12. Create and mail Just Listed postcards and set up Open House postcards for used at scheduled times.

  13. Convey all price changes, directed by you, promptly to internet real estate sites, including MLS, and agents who have shown the home.

  14. Follow up immediately with all phone, text, and email leads regarding your property.

  15. Maximize exposure and showing potential through professional yard sign.

  16. Market home multiple internet site including Realtor.com, Trulia, Zillow, remax.com, MLS, our personal website just to name a few.

  17. Feature property on various Social Media sites to gain visibility and exposure such as Facebook, Twitter, LinkedIn, Instagram, etc.

  18. Help you prepare Homeowners Information Sheet, which includes information on utilities and services the buyer will need to know when transferring after closing.

  19. Take all calls to screen for qualified buyers and protect you from curiosity seekers.

While you are for sale…

  1. Capture feedback from Realtors after all showings.

  2. Discuss feedback from showing agents with you to determine if changes will accelerate your sale.

  3. Provide copies of advertisements and marketing materials we create.

  4. If you desire, provide you with detailed internet traffic reports from our main lead sites.

  5. Market Open Houses online and via postcard when scheduled.

  6. Handle paperwork if price adjustment is needed.

  7. Notify you immediately of any offers, potential offers or additional information needed.

The offer…

  1. Receive and review all Offers to Purchase contracts submitted by buyers or buyer agents to determine best negotiation position.

  2. Contact buyer’s agent to review buyer qualifications and discuss offer.

  3. Evaluate offer(s) and prepare a “net sheet” when needed for you for comparison purposes.

  4. Counsel you on offers by explaining the merits and weaknesses of each component of each offer.

  5. Confirm buyer if pre-qualified by calling Loan Officer if no bank letter is provided.

  6. Obtain the pre-qualification letter on buyer from Loan Officer.

  7. Review current appraisal, if available.

  8. Negotiate highest price and best terms for you and your situation.

  9. Prepare and convey any counteroffers, acceptance or amendments to buyer’s agent.

  10. If you have concerns about your net proceeds, prepare a detailed estimated net proceeds analysis, including closing costs, prorated taxes, HOA credits and commissions, to determine approximately what you will receive or owe when the property closes.

Heading to closing…

  1. When an Offer to Purchase is accepted and signed by you, deliver signed offer to buyer’s agent.

  2. Email or hand deliver copies of contract and all addendums to closing title company.

  3. Record and promptly deliver buyer’s earnest money to title company.

  4. Email/deliver copies of fully signed Offer to Purchase to lender.

  5. Provide copies of signed Offer to Purchase for office file and save electronically.

  6. Advise you in handling any additional offers to purchase that may be submitted between contract and closing.

  7. Change status in MLS to “pending”.

  8. Coordinate home inspection order and handle contingencies, if any.

  9. Contact lender regularly to ensure processing is on track.

  10. Relay final approval of buyer’s loan application to you as soon as it is available from the lender.

  11. Review home inspection report.

  12. Assist you with identifying and negotiating with trustworthy contractors to perform and required repairs.

  13. Coordinate the appraisal time with you.

  14. Provide comparable sales used in market pricing t appraiser as needed.

  15. Follow up on appraisal and answer any questions and gather additional information as requested.

  16. Coordinate closing process with buyer’s agent and lender.

  17. Update closing forms and file

  18. Ensure all parties have all forms and information needed to close the sale.

  19. Confirm closing date and time and notify all parties.

  20. Assist in solving any title problems (boundary disputes, easements, etc.)

  21. Work with buyer’s agent in scheduling and conducting buyer’s final walk-thru prior to closing.

  22. Research all tax, HOA, utility and other applicable prorations.

  23. Request final closing figures from lender or title company.

  24. Receive and carefully review closing figures on the Settlement Statement to ensure accuracy of preparation.

  25. Forward verified closing figures to buyer’s agent.

  26. Request copy of closing documents from closing agent.

  27. Provide “Home Owners Warranty” policy info for availability at closing.

  28. Review all closing documents carefully for errors.

  29. Coordinate closing with your next purchase and resolve any timing problems.

The closing and beyond…

  1. Attend your closing.

  2. Coordinate possession and transfer of home (keys, warranties, garage door openers, community pool keys, mail box keys, educate new owners of garbage days/recycling, mail procedures, etc.)

  3. Have a “surprise free” closing and present you with net proceeds check at closing, when applicable.

  4. Change MLS status to SOLD. Enter sales date and price, selling broker and agent’s ID numbers, etc.

  5. Answer questions about filing claims with Home Owner Warranty company, if requested.

  6. Attempt to clarify and resolve any conflicts about repairs if buyer is not satisfied.

  7. Respond to any follow-up calls and provide and additional information required from office files.

  8. Help you relocate locally or out of area with highly experienced agents across the globe – you are sure to have the highest quality agent to help you on both sides of your move to make it worry and stress free.

  9. Remain a resource for your home ownership with references for repairmen, law care, snow removal, etc.

  10. Answer appraisal questions when using your sale as a comparable.

  11. Follow up with you once you are settled in to ensure you are satisfied with your sale and possible move.
